Responsibilities
- Develop global real estate portfolio strategy across corporate offices, manufacturing sites, data centers, and cloud colocation facilities.
- Translate hiring forecasts, capacity plans, and space/power utilization into real estate recommendations.
- Manage the master lease abstract database, including key dates, terms, options, renewal windows, and obligations.
- Lead lease review and abstracting for office, manufacturing, data center, and colocation agreements.
- Execute leases, renewals, subleases, expansions, contractions, and terminations with brokers and legal counsel.
- Manage colocation and data center lease terms, including power commitments, capacity, service-level agreements, interconnection terms, and expansion rights.
- Track critical dates, rent escalations, compliance deadlines, insurance requirements, permits, and certificates of occupancy.
- Build cash-flow models, occupancy-cost analyses, rent schedules, lease comparisons, escalation analyses, and CAM reconciliations.
- Prepare executive business cases, portfolio updates, and recommendations.
- Coordinate lease-related matters across Workplace, Finance, Legal, Procurement, Data Center Operations, and site leadership, including Coupa workflows.
- Manage the global brokerage relationship and transaction strategy.
- Lead site selection, market evaluations, site tours, financial comparisons, and lease execution.
- Evaluate and implement a global lease administration platform and improve portfolio reporting, governance, documentation, and audit readiness.
Requirements
- Bachelor's degree in Real Estate, Business, Finance, or a related field.
- 15+ years of experience in corporate real estate, portfolio strategy, lease administration, or commercial real estate transaction management, including data center or cloud colocation leasing.
- Experience managing concurrent lease transactions across multiple geographies and asset types.
- Strong financial modeling, lease economics, business case, and executive recommendation skills.
- Hands-on experience with lease review, abstracting, critical-date tracking, and portfolio obligations.
- Experience negotiating commercial lease terms with brokers and legal counsel, including data center and colocation provisions.
- Experience supporting lease and portfolio audits, compliance, and risk management.
- Strong stakeholder management and executive communication skills.
- Proficiency in Excel or Google Sheets.
- Ability to work in a fast-paced, high-growth environment.
