Leads commercial transactions to secure data center capacity and infrastructure, from market outreach through negotiation and contract execution. Partners with legal, finance, engineering teams to structure deals balancing speed, risk, and value.
About the job
Responsibilities

- Negotiate commercial terms across deal stages, including initial proposals, term sheets, and letters of intent balancing speed, risk, cost, and long-term partnership value.
- Serve as the deal quarterback across internal stakeholders and external counterparties, keeping communication clear and decisions unblocked.
- Build and maintain detailed deal plans: milestones, dependencies, critical path, and risk tracking surfacing issues early and proposing mitigations.
- Create repeatable templates and playbooks (e.g., RFP materials, evaluation frameworks, negotiation checklists) to help Fluidstack scale infrastructure procurement.
- Support the handoff into delivery/deployment teams so signed agreements translate cleanly into executed buildouts and operational readiness.
Requirements
- Experience in transactions, commercial real estate, data center leasing/procurement, or large-scale infrastructure sourcing.
- Proven track record closing complex, multi-party deals with legal and financial diligence comfortably navigating ambiguity and tight timelines.
- Strong negotiation skills and hands-on experience with term sheets / LOIs and definitive agreements.
- Excellent cross-functional program management: able to coordinate legal, technical, finance, and operations stakeholders without losing momentum.
- Experience designing and running competitive sourcing/RFP processes and making tradeoffs based on both qualitative and quantitative inputs.
- Clear written and verbal communication, with the ability to distill complex issues into decisions and next steps for executives and partners.
- High attention to detail and strong organizational habits (deal tracking, documentation, and process discipline).
Nice to Haves
- Direct experience with data center capacity deals (colocation, powered shell, build-to-suit, wholesale, etc.).
- Familiarity with AI infrastructure constraints (high power density, cooling, network requirements) and how they affect commercial terms.
- Comfort working with utility/power considerations and local market dynamics that influence feasibility and timelines.
