Leads sourcing, negotiation, and execution of data center capacity transactions, coordinating legal, finance, engineering, network, and external partners. Responsibilities
- Identify data center capacity opportunities through relationships with data center developers, brokers, and power contacts.
- Lead RFP and commercial sourcing processes, including developer outreach, proposal evaluation, and competitive selection.
- Negotiate term sheets and manage the letter of intent (LOI) process.
- Guide transactions from LOI through execution, ensuring commercial, technical, and legal requirements are met.
- Coordinate due diligence and stakeholder engagement across legal, engineering, network, finance, deployment, and government relations teams.
- Provide transaction updates and leasing-process status as the single point of contact for auxiliary organizations.
- Maintain transaction timelines, track critical-path items, and identify deal-closure risks.
- Document and improve transaction processes and playbooks.
- Translate technical and operational requirements into commercial agreements.
Requirements
- 10+ years of experience in transaction management, commercial real estate, data center leasing, or infrastructure procurement.
- Experience managing complex, multi-stakeholder transactions from sourcing through execution.
- Strong negotiation skills involving term sheets, LOIs, and commercial agreements.
- Project management experience coordinating legal, technical, finance, and operational teams.
- Experience with RFP processes and competitive sourcing for large-scale infrastructure or real estate transactions.
- Exceptional communication, organization, attention to detail, and collaboration skills.
- Ability to work effectively in fast-paced, ambiguous environments.
- Bachelor's degree or equivalent combination of education, training, and experience.

- Data center or hyperscale infrastructure transaction experience.
- Understanding of AI/ML workload requirements, including power density, cooling, and network connectivity.
- Experience with complex lease negotiations or infrastructure agreements.
- Familiarity with data center developers and market dynamics.

- Understanding of utility coordination, power procurement, or energy considerations.
- Background in corporate development, strategic partnerships, or infrastructure investment.
Compensation and Benefits
- Annual compensation range: $320,000–$405,000 USD.
