About the role

Responsibilities

  • Conduct site due diligence to evaluate powered land and development sites at 200MW+ scale, including utility and behind-the-meter power robustness, land buildability (title docs, surveys, geotechnical reports, environmental studies), permitting requirements, and construction schedule implications.
  • Maintain relationships with brokers, landowners, and developers to identify valid sites.
  • Conduct vendor due diligence, including on-site audits with specialist engineers.
  • Collaborate with DC Design team to ensure sites meet technical requirements.
  • Own capacity planning and forecasting across clients and regions.
  • Collaborate with Finance to evaluate multi-year infrastructure investments and cost structures.
  • Lead commercial negotiations with landowners/developers for land acquisitions/leases.

Requirements

  • 5+ years of real-estate experience with focus on data centers or other industrial projects.
  • Strong ability to assess viability of land opportunities for data center development.
  • Customer-centric mindset with ownership and proactive problem-solving.
  • Exceptional communication and interpersonal skills to align diverse stakeholders.
  • Proven track record of closing large/complex real-estate deals.
  • Willingness to travel 20%+ as needed.

Compensation

Base salary range: $175,000 - $235,000 per year, depending on experience, skills, qualifications, and location. Competitive total compensation package including equity, retirement/pension plan, health/dental/vision insurance, generous PTO.
