Workplace Operations Manager

Responsibilities

• Run on-site operations across the region, including service delivery, facilities, life safety, and workplace experience across EMEA and Middle East offices.
• Manage regional vendors across facilities management, security, food and beverage, and AV services.
• Select, onboard, and hold vendors accountable to service standards.
• Deliver capital projects end to end, including design, contractors, budgets, schedules, and handover.
• Track lease dates, renewal and break notices, landlord obligations, and service contract expiries.
• Serve as the regional escalation point for country leads and local stakeholders.
• Partner with country and functional leadership on compliance and security requirements in each market.
• Own the regional operating and capital budgets, forecast space needs against headcount growth, and implement global workplace standards in new markets.

Requirements

• 6+ years of experience in workplace operations, corporate real estate, or facilities management.
• Direct ownership of multi-site operations.
• Experience delivering at least one office stand-up or major build-out from the ground up.
• Hands-on project delivery experience in the UK; Middle East experience is preferred.
• Understanding of landlord, fit-out, permitting, and vendor dynamics in Gulf markets and Europe.
• Ability to interpret leases and identify important dates and obligations.
• Experience scoping and negotiating service contracts, managing service levels, and replacing underperforming vendors.
• Ability to operate independently, make recommendations on space, spend, and sequencing, and defend decisions.
• Experience at a high-growth technology company scaling internationally.
