Senior Operations Accountant
The Senior Operations Accountant owns accounting, close, reporting, and analysis for real estate development projects and operating data centers. The role requires 4+ years of accounting experience, expertise in CIP, fixed assets, and ASC 842, and a bachelor’s degree in accounting, finance, or a related field.

Responsibilities
- Maintain construction-in-progress schedules for AI data center development projects, including cost capitalization, allocation, and placed-in-service transfers to fixed assets.
- Own month-end close activities, including journal entries, accruals, intercompany allocations, and balance-sheet reconciliations.
- Partner with development, construction, and site operations teams to review invoices, change orders, project budgets, cost coding, and variances.
- Apply ASC 842 to ground leases, power agreements, and other real estate contracts; maintain lease schedules and related disclosures.
- Prepare project-level and site-level financial reporting, including spend versus budget, capitalized-cost rollforwards, and operating metrics.
- Execute SOX-relevant controls and support internal and external audit requests.
- Collaborate with Accounting, FP&A, Tax, AP, Real Estate Development, Construction Management, Site Operations, Project Controls, contractors, vendors, landlords, auditors, and joint-venture accounting teams.
Requirements
- Bachelor’s degree in Accounting, Finance, or a related field.
- 4+ years of progressive accounting experience.
- Experience with real estate development, construction, infrastructure, or data center operations.
- Strong knowledge of construction-in-progress accounting, fixed assets, and ASC 842.
- CPA designation highly preferred.
- Ability to own workstreams with limited supervision and communicate accounting treatments and variances to operational partners.
- Experience with large ERP environments such as NetSuite or Oracle, advanced Excel, and project-cost tracking tools.
Compensation and Benefits
- $90,000–$110,000 annual compensation plus bonus.
