Director Finance - DC Construction & Operations Finance

Leads financial oversight of data center construction projects from budgeting and funding through capitalization and operational handoff, then manages operating cost performance for live facilities. Requires 8+ years of capital-project or construction finance experience and strong cross-functional financial modeling skills.

Responsibilities

  • Own construction budgets for assigned campuses and projects, maintaining total installed cost estimates from executive approval through live operations.
  • Track budget-to-actual performance across hard costs, soft costs, and contingency; identify variances, overruns, and change orders.
  • Ensure construction spending and milestones comply with loan agreements, equity funding agreements, and project financing covenants.
  • Forecast funding needs with Treasury and Capital Markets teams across concurrent projects.
  • Review GC, EPC, and major vendor/equipment agreements, including payment terms, milestones, liquidated damages, and bonding provisions.
  • Maintain portfolio-level reporting on project cost, schedule, and funding status for leadership, the board, lenders, and investors.
  • Manage financial handoff from construction to operations, including cost reconciliation, capitalization, asset turnover, depreciation, and operating expense classification.
  • Build scalable construction finance tools and processes.
  • Own operating budgets, actual-versus-budget performance, cost-per-MW and cost-per-rack benchmarking for energized data centers.
  • Partner with operations, facilities, and power teams to manage utilities, maintenance, staffing, and service-contract costs.
  • Report on operational metrics such as uptime/SLA compliance, PUE, and capacity utilization where they affect costs or revenues.
  • Monitor maintenance capital expenditure, capacity expansions, and equipment replacement needs.
  • Support make-versus-buy and staffing/outsourcing decisions.
  • Provide cost, funding, and financial analysis for board materials, lender reporting, and investor due diligence.

Requirements

  • 8+ years of experience in construction finance, project controls, capital projects accounting, or project finance; data center, energy, industrial, or infrastructure experience preferred.
  • Experience managing construction budgets, cost reporting, and draw processes for large capital projects, typically $100M+.
  • Familiarity with construction loan agreements, draw and funding mechanics, and lender or independent-engineer requirements.
  • Knowledge of GC/EPC contract structures, change-order management, and construction risk allocation.
  • Experience managing operating budgets and cost performance for live facilities.
  • Understanding of how design, equipment selection, and contract terms affect long-term operating costs and asset performance.
  • Strong financial modeling and analytical skills, including detailed cost-tracking tools.
  • Experience managing multiple concurrent projects or sites in a high-growth environment.
  • Strong cross-functional collaboration skills with construction managers, general contractors, data center operations, lenders, and finance/accounting teams.
  • Bachelor's degree in finance, accounting, construction management, engineering, or a related field required.

  • MBA or CPA.
  • Data center or hyperscale infrastructure construction and operations experience.
  • Familiarity with capital project accounting, capitalization of interest, cost segregation, and percentage-of-completion accounting.
  • Exposure to construction lending, independent-engineer processes, or project finance due diligence.
  • Familiarity with data center operating metrics including PUE, uptime/SLA, and cost-per-MW.
  • Experience establishing construction or operations finance functions in a high-growth company.
