About the role
Responsibilities
Lead and develop a multi-layered organization of managers, supervisors, and technicians across the Memphis campus to deliver reliable building and grounds maintenance with minimal disruption to site operations.
Set campus-wide strategy, CapEx/OpEx budgeting, and resource forecasting for facilities maintenance; drive ownership of execution, safety culture, and work quality.
Own campus work-order and preventive-maintenance programs, including ticketing, staffing, response times, backlog, and closeout for break/fix and scheduled work.
Oversee building systems maintenance, including HVAC, plumbing, electrical and transformers, fire/life safety as building systems, and general repairs.
Own janitorial, landscaping and grounds, waste, and pest-control services; manage third-party vendors against corporate standards, SLAs, and cost targets.
Partner with construction, EHS, and site operations on office, grounds, and building-improvement projects.
Assess resource needs, life-cycle costs, and staffing across multiple buildings; own long-term capital planning for building and grounds assets.
Define, track, and communicate KPIs covering safety, response time, work-order backlog, quality, labor productivity, and operating expenses.
Oversee emergency response and on-call coverage for building emergencies, including leaks, HVAC failures, power issues, and safety conditions.
Lead talent development, succession planning, and organizational design for the facilities-maintenance team.
Requirements
Bachelor’s degree in engineering, facilities management, architecture, construction management, business, or a related field.
8+ years of progressive experience in facilities maintenance or building operations across office, industrial, or campus environments, including at least 3 years leading supervisors or managers.
Experience leading teams responsible for work orders, preventive maintenance, building systems, and vendor-delivered soft services.
Experience managing budgets, capital projects, and complex vendor ecosystems across multiple buildings.
Experience with CMMS/work-order systems and building management systems.
Knowledge of building electrical systems and transformers, plumbing, HVAC, and general construction and maintenance practices.
Experience negotiating contracts and evaluating service costs.
Excellent communication, organization, leadership, and prioritization skills.
Experience managing large-scale work under aggressive timelines and changing priorities.
Proficiency with Microsoft Excel, Outlook, Word, and PowerPoint.
Based at the Memphis, TN campus, with occasional travel to other company locations.
Ability to work extended hours or weekends and provide 24/7 on-call support for building emergencies.
Ability to operate effectively in a high-stress, high-tempo environment.
