Site Sourcing & Assessment: Identify large industrial or raw land parcels (100+ acres) capable of supporting hyperscale campuses, with proximity to fiber and high-voltage transmission infrastructure. Evaluate utility and behind-the-meter power solutions at 200MW+ scale.
Power Procurement: Coordinate with utility providers to secure substation capacity, transmission access, and power agreements, including "powered land" structures.
Entitlements & Zoning: Lead due diligence on zoning, rezoning, land-use permitting, environmental reviews, and water usage agreements.
Negotiation & Closing: Lead commercial negotiations for purchase agreements, land options, and long-term land leases. Maintain relationships with brokers, landowners, and developers.
Government & Community Relations: Engage officials for development agreements, economic incentives, and community support.
Internal Collaboration: Partner with DC Design, Engineering, Construction, Finance, and Legal teams.
Capacity Planning: Own forecasting and capacity tracking to match land availability with customer demand.
