Director of Leasing
Leads global leasing strategy to secure multi-GW data center capacity, negotiates complex leases from LOI to close, and manages portfolio and team. Requires 8+ years in data center or commercial real estate leasing with proven large-scale deal experience.
Responsibilities
- Develop and execute Fluidstack’s global leasing strategy by defining deal structures and a repeatable process to secure data center space and power at scale.
- Own end-to-end lease transactions by leading negotiations and driving deals from LOI to definitive agreements and handoff to delivery and operations.
- Structure and negotiate commercial terms by balancing rent economics, expansion rights, delivery schedules, fit-out responsibilities, power availability, and performance obligations to meet hyperscale-grade requirements.
- Partner with internal technical teams to translate infrastructure needs into lease requirements by aligning on power density, redundancy, security, networking, compliance, and operational constraints.
- Coordinate cross-functional diligence and approvals by working with finance and legal on underwriting, risk reviews, contractual redlines, and investment committee-ready decision materials.
- Standardize leasing playbooks and templates by developing term sheets, negotiation guardrails, and documentation standards that enable speed without sacrificing quality or risk discipline.
- Manage the existing lease portfolio by overseeing renewals, expansions, amendments, landlord performance, and issue resolution to protect uptime and long-term optionality.
- Lead and scale a leasing function by hiring, mentoring, and developing a high-performing team as Fluidstack expands across regions and capacity tiers.
Required Experience
- 8+ years of experience in data center leasing, commercial real estate leasing, hyperscale/colocation transactions, or related infrastructure roles with direct responsibility for negotiating and closing complex deals.
- Proven track record of sourcing and executing multiple large-scale lease transactions, including LOIs, definitive agreements, and multi-stakeholder negotiations.
- Strong understanding of data center requirements and constraints including power delivery, redundancy, commissioning timelines, capacity expansion, and operational handoff.
- Expert negotiation skills with demonstrated ability to drive outcomes across price, risk, schedule, and technical requirements in high-pressure environments.
- Excellent commercial judgment and risk management capabilities with experience partnering closely with legal, finance, and technical stakeholders.
- Ability to operate with urgency and autonomy while managing multiple parallel transactions across regions and timelines.
- Clear and concise communication skills with experience presenting deal rationales, trade-offs, and recommendations to senior leadership.
Preferred Experience
- Experience leasing powered shell, turnkey, or build-to-suit data center capacity for hyperscalers or large AI/compute customers.
- Familiarity with power procurement concepts and constraints including utility interconnects, energization timelines, and contractual structures that impact deliverability.
- Experience working across multiple geographies with knowledge of regional market dynamics, broker networks, and common leasing structures.
- Background in structuring complex contractual arrangements including expansion options, ROFO/ROFR rights, step-in rights, performance remedies, and service-level obligations.
- Prior leadership experience building leasing or real estate transaction teams in high-growth environments.

- The base salary range for this position is $350,000 - $500,000 per year, depending on experience, skills, qualifications, and location. Total compensation may also include equity in the form of stock options.
