## Job Description

## Responsibilities

- Own Deepgram’s physical spaces globally, from site selection through operational offices and event venues.
- Translate executive vision into documented site programs and gather requirements across Engineering, Sales, Marketing, Developer Relations, People, IT, Security, and Finance.
- Reconcile competing requests into prioritized briefs and serve as the source of truth for architects, general contractors, and change decisions.
- Forecast occupancy and plan space with Finance and People using utilization data and headcount projections.
- Recommend the size, timing, and location of new or expanded spaces.
- Select sites, conduct tours, recommend locations, and manage landlord and broker relationships.
- Negotiate and manage commercial leases, renewals, LOIs, term sheets, insurance, tenant improvement allowances, free rent, escalations, letters of credit, deposits, restoration, holdover, assignment, sublease, expansion, and termination provisions.
- Evaluate leases, licenses, coworking, and short-term venue alternatives.
- Lead international site selection and leasing with local counsel and brokers, considering local codes, accessibility, entity, tax, and employment implications.
- Partner with Accounting on lease classification and ASC 842 treatment and provide Finance with budgeting, forecasting, and audit data.
- Own real estate documentation and key dates.
- Manage office buildouts from design intent through permitting, construction, and move-in.
- Coordinate architects, general contractors, designers, and trades while managing scope, budget, and timeline.
- Design and deliver assembly and event spaces, including occupancy classification, egress, load-in and rigging, AV and streaming, acoustics, power, network capacity, and food service.
- Manage permitting, code, accessibility, and safety compliance.
- Operate offices, including supplies, maintenance, security, access, signage, and the overall workplace experience.
- Establish onsite staffing models, operating systems, consistent standards, and workplace playbooks.
- Manage space and desk systems, access control, and visitor management.
- Build and lead a small workplace team as the function scales.
- Own the workplace and real estate budget, capital projects, operating costs, vendor sourcing, contracts, and performance.
- In the first 12 months, consolidate active projects into a plan, budget, and timeline; establish facilities standards and staffing; create a repeatable opening playbook; and hire initial team members.

## Requirements

- 10+ years of experience in workplace, real estate, facilities, or capital projects.
- End-to-end ownership of at least one office buildout.
- Ability to travel frequently to multiple offices and locations.
- Experience negotiating or managing commercial leases and working with brokers, landlords, and Legal.
- Strong construction and vendor project management skills.
- Working knowledge of permitting, building codes, accessibility, and workplace safety.
- Experience delivering or operating spaces for public events, customer-facing programming, or brand experiences.
- Budget ownership for capital and operating spend.
- Commercial judgment and comfort operating amid ambiguity in a fast-moving, scaling company.
- Experience operating across multiple cities or within a distributed, remote-first company.
- Strong understanding of how physical space shapes culture and experience.

## Compensation

- Annual salary: $169,400–$211,700.
