## Job Description

## Responsibilities
- Lead a team performing inspections, testing, maintenance, and repairs of campus-wide mechanical, HVAC, electrical, compressed air, dust collection, plumbing, and preventive-maintenance systems.
- Direct plumbing, compressed-air, electrical, and HVAC-focused facility technicians.
- Schedule daily work and prioritize assignments.
- Develop, plan, and execute site-improvement projects aligned with business objectives.
- Monitor contractor work for compliance with safety procedures and report unresolved unsafe acts or conditions.
- Maintain required records for all trades.
- Operate and understand chilled-water systems, boilers, VFDs, pumps, PLCs, condensers, split systems, air compressors, dust collectors, and related mechanical equipment.
- Communicate daily activities, projects, team morale, and issues to the manager.
- Manage vendor and contractor finances in coordination with purchasing and accounts payable.
- Coach and develop technicians to improve team performance and effectiveness.

## Requirements
- High school diploma or equivalency certificate.
- 3+ years of facilities management experience.

## Preferred Qualifications
- Bachelor's degree in construction, engineering, or an equivalent field.
- Knowledge of building management and automated facilities-monitoring systems, including HVAC, fluid plumbing, generators, compressed-air, and fuel-storage systems.
- Proficiency with Microsoft Excel, Outlook, Word, and PowerPoint.
- Experience managing budgets and third-party vendors.
- Experience negotiating contracts and comparing service costs.
- Experience with asset-management software.
- Strong attention to detail and cleanliness standards.
- Ability to work independently, meet deadlines in a fast-paced environment, anticipate needs, and develop innovative continuous-improvement solutions.
