## Job Description

## Responsibilities
- Conduct first-pass reviews of resident files across **LIHTC (Section 42)**, **HUD Section 8 (HCV, PBV, and PBRA)**, **USDA Rural Development**, and related affordable housing programs.
- Apply established guidance to routine income and asset calculations, deductions, certifications, and determinations.
- Escalate complex or ambiguous cases to the Tier 2 compliance team with clear documentation.
- Verify automated compliance outputs against program requirements for standard cases.
- Document findings and recurring issues for Tier 2 and product teams.
- Follow review guides, checklists, and defined escalation criteria.
- Support test cases and user acceptance testing under Tier 2 guidance.
- Meet defined service-level agreements, quality benchmarks, and volume targets.

## Requirements
- At least **1 year** of affordable housing compliance file review, auditing, property management, or related compliance experience, or demonstrated interest with strong analytical skills and ability to learn detailed rules.
- Working knowledge of LIHTC (Section 42), HUD Section 8 (HCV, PBV, PBRA), and/or USDA Rural Development programs.
- Understanding of income and asset determinations, certifications and recertifications, and tenant file requirements.
- Ability to follow established guidelines and recognize when senior review is needed.
- Clear written communication and precise documentation skills.
- Strong attention to detail and ability to work accurately at high volume.
- Comfort working in a software or SaaS environment, or willingness to learn how compliance rules translate into software logic.

## Nice-to-haves
- COS, SHCM, TCS, BOS, HCCP, or NCP certification.
- Familiarity with AI or automation in compliance workflows.
