## Job Description

## Responsibilities
- Lead a team responsible for inspecting, testing, maintaining, and repairing campus-wide systems, including mechanical/HVAC, electrical, compressed air, dust collectors, plumbing, backflow preventers, and other preventive maintenance programs.
- Lead and direct plumbing, compressed air, electrical, and HVAC-focused facility technicians.
- Schedule daily work and prioritize assignments.
- Develop, plan, and execute site improvement projects aligned with business objectives.
- Enforce safety procedures, observe contractor work, report unsafe acts and conditions, and stop work when conditions are unsafe.
- Maintain required records for all trades.
- Operate and understand chilled water systems, boilers, VFDs, pumps, PLCs, condensers, split systems, air compressors, dust collectors, and related mechanical equipment.
- Communicate daily activities, projects, team morale, and concerns to the manager.
- Manage vendor and contractor finances in coordination with buyers and accounts payable.
- Oversee technicians and improve performance through coaching and development.

## Basic Qualifications
- High school diploma or equivalency certificate.
- 3+ years of facilities management experience.

## Preferred Skills and Experience
- Bachelor’s degree in construction, engineering, or an equivalent field.
- Knowledge of building management and automated facilities monitoring systems and processes, including HVAC, fluid plumbing, generators, compressed air, and fuel storage systems.
- Proficiency with Microsoft Excel, Outlook, Word, and PowerPoint.
- Experience managing budgets and third-party vendors.
- Experience negotiating contracts and comparing service costs.
- Experience with asset management software.
- High attention to detail and cleanliness standards.
- Ability to work independently with little direction.
- Ability to meet deadlines in a fast-paced, changing environment.
- Ability to anticipate needs and develop innovative continuous-improvement solutions.
