## Job Description

## Responsibilities
- Lead financial due diligence for land acquisitions, ground leases, and site-control agreements, evaluating cost basis, tax implications, entitlement risk, and site-level economics.
- Partner with Legal, Real Estate, Power, Development, HR, and international-strategy teams to assess title, easements, zoning, utility access, environmental factors, and deal viability.
- Build site-level financial models covering acquisition costs, ground-lease economics, property taxes, incentives, and abatements to support total-cost-of-ownership investment decisions.
- Advise on and support negotiation of land purchase agreements, ground leases, option agreements, and related real-estate instruments.
- Structure transactions for financeability and partner with capital markets and project-finance teams on debt sizing, credit packages, and investor requirements.
- Support negotiation of economic-development incentives, tax abatements, and PILOT agreements.
- Track land and real-estate assets from acquisition through construction, operations, disposition, or refinancing.
- Maintain portfolio-level records of land and lease obligations, including payment schedules, escalators, renewal options, and purchase options.
- Partner with Accounting on land, lease, and capital-cost treatment, including ASC 842.
- Provide analysis and materials for board, investor, and lender due diligence.
- Build scalable processes and tools as the land portfolio expands.

## Requirements
- 8+ years of experience in real-estate finance, land acquisition, project finance, or corporate development; experience in data centers, energy, industrial, or infrastructure is preferred.
- Experience leading financial due diligence for land or real-estate transactions, including acquisition and lease-economics modeling.
- Working knowledge of ground leases, purchase options, easements, and economic-development incentives such as tax abatements and PILOTs.
- Understanding of how land and real-estate structures affect project financing, debt sizing, financeability, and credit requirements.
- Strong financial modeling and analytical skills, including the ability to build models from scratch under time pressure.
- Experience managing assets over a multi-year lifecycle.
- Excellent cross-functional collaboration and negotiation skills.
- Bachelor's degree required.

## Nice-to-haves
- MBA, JD, or equivalent.
- Experience in data centers, energy, industrial, or infrastructure sectors.

## Compensation and Benefits
- Compensation range: $235,000–$275,000 plus bonus.
